Warehouses in Bristol are the best option in the western corridor

Jones Lang LaSalle’s West London and Thames Valley research have concluded that the availability of Grade A space, such as that offered by Central Park Bristol, is at a 13 year low.

Shaun Rogerson of Jones Lang LaSalle says: “There is a massive under-supply. In fact in Reading there are only six buildings available over 20,000 sq ft.”

Space is becoming extremely limited towards the eastern end of the M4 and so all the best options, for space and cost as well as practicability, are towards the west of the M4. Central Park Bristol is a prime example of this, as noted by Liza Helps in her Logistics Manager article, ‘In Bristol and especially round Avonmouth there are a plethora of sites. The most advanced being Severnside Distribution and Roxhill’s 640 acre Central Park which is being marketed by Knight Frank and GVA. The scheme could accommodate up to 1.3 million sq ft in a single unit and the first phases have planning for a total of 4.4 million sq ft.’
