Warehouse premises in Avonmouth under pressure as shown by ABUS’s latest letting

The pressure on industrial space is also shown by the latest letting at Croudace’s Third Way Corner, Avonmouth to ABUS which means the estate is now full.

The unit has been leased through DTZ and Jones Lang LaSalle (JLL) while the former occupier, BRT Bearings, moved to another unit on the park.

DTZ’s Philip Cranstone said: “The estate is an example of good asset management from the landlord and their decision to upgrade the entire estate to provide the best refurbished accommodation in Avonmouth has paid off.”

JLL has also been marketing a 1,301 sq m (14,000 sq ft) unit at UK Commercial Property Trust’s Emerson Park East which has aroused considerable interest from a wide range of potential occupiers. JLL’s Chris Miles said: “The Emerald Park East Estate is a high quality and sought after distribution facility and this unit has an extremely high specification.”

The park was bought by the trust in 2012. Another industrial investment is the sale of a 10,287 sq m (110,657 sq ft) warehouse at Olympus Park, Quedgeley, Gloucestershire by Valad to Cordea Savills through GVA.

Richard Howell of GVA said: “The warehouse is one of the few large format distribution buildings in Gloucester.” It is occupied by the industrial valves manufacturer Severn Glocon Group.

In Bridgewater, Parabola Capital has bought the 23 unit 2,785 sq m (29,975 sq ft) Blake Mill Business Park through Hartnell Taylor Cook from London and West Country Estates for £1.2 million and a yield of 11.6%.
