Distribution ‘megasheds’ wanted by Amazon could lead to Avonmouth

Good news for 1million sq ft sheds as Amazon is looking to expand its distribution facilities in four corners of UK. As well as site criteria, Amazon has also said it wants to take occupation by 2015 to support its growth plans. Finding large sites with an easy route through planning and supporting infrastructure in place will not be easy. In the south-west, Avonmouth could supply their needs.

Russell Crofts, head of industrial agency at Knight Frank in Bristol, speculates that Avonmouth’s distance from Bristol’s labour force may be a turn off. “Something’s got to give,” says Crofts. “Perhaps Avonmouth won’t be such an issue. It might be as simple as the landlord putting on transport or a subsidised bus service.”

Since Central Park has now got adopted roads as part of its infrustructure, further aiding transport options for employees, plus fullfills the size criteria, maybe Amazon should take a closer look. A lack of vacant sheds or “oven-ready” sites of the size it requires, coupled with the speed with which it requires them, means Amazon is likely to have to compromise.
